In a Small But Significant Step Forward Toward Mill Valley’s Housing Goals, Planning Commissioner Backs Steve Geiszler’s Five-Unit, Two-Story Town Homes at 20 Sunnyside Ave.
“As a community, the challenge we have is accepting more housing and accepting more density of housing, and to not have that development to be all based on the automobile,” said Greg Hildebrand, a member of the commission. “This is in a perfect place to walk everywhere. You can get to everything in this location. It’s right downtown. We’re going to need to add housing. Even if it’s housing of any scale, we need more units. This is one of these projects that Bruce Dorfman noted, this is kind of the future of how to develop a site to get as much housing as possible without having a building and extra land to park cars.

Homes are surrounded by towering redwoods and other vegetation that can quickly become tinder for a destructive wildfire. “Living in the hills in California, we’ve thought about fires forever,” said Singer. Singer does what he can to harden his home and make it more fire-resistant, including working with neighbors to help maintain defensible space. “It kind of brings a community aspect to know that if I do all this work on my property, somebody sharing the fence line is also doing that work too,” said Singer.

The entire project, which began in the planning stages about four years ago, has been estimated to cost about $238 million.
